Refurbishment and conversion of a derelict print warehouse into an art gallery, followed by subsequent addition of offices on three upper floors.
The first phase of the work involved the creation of a large top lit gallery space with a small office and private showing room on the first floor. Following the opening of the gallery in 2000 it quickly became a focus for the art community and led to a general revival of the Hoxton neighbourhood.
In 2001 it was decided to add a further three floors of storage and offices above the main gallery space. As the work needed to be completed during a very short summer break between shows it was decided to make use of prefabricated modules that were craned into position onto a pre-prepared base structure. Eighteen modules were fully glazed and furnished in a Manchester factory before being dismantled and re-erected on site. The design of the glazing was developed to enable a modular approach to be adopted without compromising the overall appearance of the building and internal flooring and finishes were completed on site to avoid any sense of prefabrication.
The entire project was completed within 11 weeks and the expanded building opened on schedule in August 2002.
